What are the habitable zone requirements for an earth orbiting Epsilon Eridani?

I'm writing a book about a manned expedition to an earth around Epsilon Eridani that was just discovered in 2098. The mission takes place in 2110.
I break into two questions here. First off, what are the necessary requirements for a super-earth of like, I don't know, three times the size of Earth be for it to be able to support liquid water. The mass doesn't really matter, so long as you mention what mass you're thinking of when answering.
And the second is what is the feasability of this earth-like world being discovered in 2098? Is it possible that we could have missed a planet for that long?
By the way, the goal of this story is hyper-realistic science fiction.

Liquid water existing on a planet depends more on the composition of the planet and its position from its parent star than the size of the planet itself. The habitable zone of a world orbiting this star would have to depend on the size and temperature of the star. if the star is like our sun, then the habitable zone would be between about 0.7 and 1.5 AU.
(AU = astronomical units: 1 AU = 93 million miles). If the sun was smaller and had a cooler temperature, then the habitable zone would be closer to the sun. Some of the smallest stars we know of have habitable zones within 0.2 to 0.4 AU. A planet that is larger, like a blue giant, would have a habitable zone much farther away.
To answer your second question, it is very likely that a planet could go unnoticed for that long. right now, the best method we have for locating planets orbiting around other stars is the transit technique. This technique only works for planets who orbit their parent star at an angle where we can see them pass in front of it, causing the light from the star to dim slightly. Planets that orbit at angles where we don't see this could go unnoticed for a long time, especially terrestrial planets which are smaller and therefore harder to locate.
This story seems very realistic and could potentially come true in 100 years. By then who knows what techniques we will have for discovering planets. Barring some global catashtophe that sets us back 1000s of years, we should have much better methods for finding them.
If i didn't answer your question fully enough, what you can do is look up what type of star Epsilon Eridani is. Then, google that star type along with habitable zone and you should find the answers you are looking for.
